KSK Objektservice stands for reliable services around properties, outdoor areas and industry – with short distances, clear communication and a high standard of quality in everything we do.
Behind KSK is managing director Sascha Kohlhepp: an IHK-certified industrial foreman in metal technology, a certified technical business economist (IHK), and above all someone who likes to get things done, find solutions, and see at the end of the day what has been achieved.
From prototype making to his own company
For around 25 years after his training, Sascha Kohlhepp worked in industrial pattern and prototype making, most recently for many years as department head.
Precision, understanding technical relationships, developing solutions for new tasks while keeping quality, time and cost-effectiveness in view – all of that was part of everyday work.
Alongside this, there had long been a second passion: garden design and working with wood.
What started at home grew more extensive over the years. New ideas were put into practice, outdoor areas were designed, and piece by piece his own garden became a small retreat where Sascha enjoys spending time with his family today.
With his own projects came increasing questions from friends and acquaintances: Could you take a look at this? How would you solve this? Could you help us?
Advice turned into joint projects. The projects grew larger. And at some point it became clear that combining technical know-how with a passion for craftsmanship could become something more.
KSK Objektservice was the logical next step.
Experience that transfers to new tasks
A garden is not a production line, and an outdoor area is not a prototype. Still, good technical and craft solutions often follow the same basic principles.
Understand what is needed. Develop a sound solution. Plan carefully. Execute properly.
The craft-oriented technical training and decades of work in pattern and prototype making form an important foundation for the work done at KSK today.
That doesn't mean finding the most elaborate solution for every problem. Quite the opposite.

This standard still shapes KSK today: working carefully without getting lost in unnecessary perfectionism. Creating quality where it makes a difference. And finding a solution together with the customer that fits the task and the budget.
Quality is not an abstract idea for us
25 years in an industrial, automotive-influenced environment leave their mark.
A high standard of quality is simply part of the job for Sascha. As managing director, he is regularly on site with customers and projects himself, and identifies directly with the result KSK delivers.
Because in the end, it's not just any company name on the job.
It's his company. And with it, his own standard for the result.

How we work
Structure instead of chance: fixed cleaning and inspection routes, clear responsibilities and a keen eye for detail. We flag anomalies proactively and provide solution suggestions – before an issue becomes a problem.

- Close coordination with owners and property managers
Note: work requiring a master craftsman's licence remains reserved for licensed specialist companies. For electrical, plumbing or tiling work, we are happy to coordinate suitable partners if needed.
Clear communication is part of the service
For us, good service doesn't start on site.
Calling three times, writing five emails and still getting no answer? That's exactly how service at KSK is not supposed to work.
We rely on personal points of contact, short decision paths and quick, understandable responses. That applies to our customers just as much as within our own team.
Clear and reliable communication is, for us, part of professional work.
Anyone taking on a task has to understand what's expected. Anyone who spots a problem has to be able to describe it clearly. And anyone working with owners, property managers, tenants or other trades has to communicate reliably.
Friendliness and respectful conduct are, for Sascha, not marketing terms but a matter of course.
The team behind KSK
Our team consists exclusively of skilled tradespeople – mainly from the fields of metal technology, plastics processing and painting and varnishing trades. What unites us: a love of craftsmanship, close attention to detail – and yes, our shared love of gardening. You can feel that passion in our grounds maintenance work just as much as in building cleaning and caretaking services.

When different trades come together
Technical experience matters most where our own work is part of a larger project.
A good example of this is site preparation for heat pumps.
KSK does not install heat pumps and does not carry out plumbing, heating or electrical work. We take care of the preparatory work in the outdoor area – for example earthworks and cable or pipe trenches, base areas, pre-cast foundations and preparing the condensate drainage.
Sascha's technical background is a decisive advantage here: as an industrial foreman with decades of experience in a technical environment, he understands technical drawings, interfaces and the requirements of adjoining trades. That makes working with heating, plumbing and electrical specialists considerably easier.
We don't have to do their job. But we do have to understand what they need from us.
That, we believe, is the basis for a clean interface between the trades.
Standing still isn't for us
From his technical career path through becoming an industrial foreman to certified technical business economist, one idea runs through Sascha's career: you're never done learning.
He brings that same mindset into KSK. Understanding new tasks, learning new methods, using experience from completed projects and continuously improving the way we work – learning doesn't only happen in a classroom.
For KSK, growth therefore doesn't simply mean offering more and more services.
It means building up capabilities deliberately, and only offering something professionally once we're confident we can deliver it reliably.
And after work?
Things usually get a little quieter for Sascha.
As a family man, his own garden is not just one of his favourite projects but, above all, a place to switch off and spend time with his family.
That may also explain why garden design means more to him than lawns, paving and plants.
In the end, it's about creating a place where people enjoy spending time.
