The following services are performed in accordance with the requirements of the standards named above. The goal is to ensure order, cleanliness, traffic safety and functionality of your property.
Interior Cleaning (stairwells & common areas)
- Sweeping & damp mopping of all floor surfaces in stairwells, entrances, corridors, and landings
- Cleaning of skirting boards, doors, handrails, balustrades, window sills, mailboxes & doorbell panels
- Glass cleaning in entrance areas (inside/outside, where accessible) as well as stairwell windows
- Removal of cobwebs, coarse dust, and loose dirt
- Emptying of waste bins & disposal of small waste
- Damp wiping of door frames and light switches • Checking cleanliness in common areas
Exterior Cleaning & Waste Collection Areas
- Sweeping & cleaning of sidewalks, driveways, entrances, parking & courtyard areas
- Removal of debris, paper, leaves, and other contamination
- Cleaning of drainage channels, catch basins, and gullies (where visibly accessible)
- Inspection/cleaning of exterior lighting and signage
- Cleaning of waste collection areas after emptying incl. enclosures, doors & floor surfaces
- Checking for odors/pest infestation • Proper placement of containers for collection
Caretaking Service – Inspection of Technical Systems (heating)
- Visual inspection of pressure, water level, and error indicators
- Inspection of the boiler room for orderliness, cleanliness, and leaks
- Reporting anomalies to the responsible specialist company
Caretaking Service – General Lighting & Visual Inspection
- Inspection of general lighting (stairwell, basement, exterior)
- Replacement of defective bulbs (where safe to do so)
- Visual inspection of switches, sockets, and timers
Property Inspection & Reporting
- Weekly visual inspection of the entire property (interior & exterior)
- Documentation of damage, defects, and irregularities
- Monthly digital property report (“property logbook”) to the property manager incl. photos & recommendations
Minor Repairs (not requiring a master craftsman)
- Replacement of defective light bulbs, doorstops, screws, seals, mailbox locks
- Lubrication of door hinges and locking systems
- Minor repairs to non-safety-relevant fixtures
Additional Services (by agreement)
- Deep cleaning of basement or common areas
- Inspection and cleaning of playgrounds (according to DIN EN 1176)
- Support with apartment handovers or move-out cleaning
Winter Service (in accordance with municipal regulations)
- Clearing of sidewalks, driveways, and entrances during snowfall
- Spreading of abrasive materials (no road salt, where required by regulation)
- Ongoing monitoring of surfaces for slip hazards
- Documentation of all operations (date, time, weather)
Grounds Maintenance & Outdoor Areas
- Lawn mowing, edging, and scarifying (seasonal)
- Hedge & shrub trimming, shaping (in accordance with bird protection periods)
- Bed maintenance, weed removal, and mulching
- Leaf removal and disposal of green waste
- Seasonal planting & watering as needed
